Wind Mitigation Inspections in Fort Myers, FL: How to Lower Your Homeowner's Insurance Before Hurricane Season

If you own a home in Fort Myers or anywhere in Southwest Florida, you already know what's at stake when a storm rolls in. Hurricane Ian made that painfully clear in September 2022. What a lot of homeowners don't realize, though, is that how your home is built — and how well that's documented — has a direct impact on what you pay for insurance every single year.

A wind mitigation inspection is the best way to secure that documentation. At Dwelling Check LLC, we’ve been conducting these inspections for homeowners across Fort Myers, Cape Coral, Bonita Springs, Naples, and the surrounding areas for many years. With hurricane season starting on June 1, there’s no better time to get yours completed.

What Is a Wind Mitigation Inspection in Fort Myers, FL?

It's an evaluation of your home's wind-resistant construction features — things like roof shape, roof covering, how the roof deck is attached, how the roof connects to the walls, and whether your windows and doors have any opening protection. Florida law requires insurance companies to offer premium discounts when a home has these features, but your insurer can only apply those credits if you have a completed OIR-B1-1802 form on file. That form is what a wind mitigation inspection produces.

Without it, you may be leaving significant money on the table every year.

What We Look At

Roof covering. The type and age of your roofing material matters. Systems installed to Florida Building Code standards after 2002 typically qualify for better credits, and post-Ian re-roofs in our area are often eligible for strong ratings.

Roof deck attachment. How the decking is fastened to the framing — nail size, nail spacing, and the pattern used. This is one of the factors that determines how well a roof stays on in high winds.

Roof-to-wall connections. This is where a lot of the insurance credit lives. Toenails offer the least protection. Clips, single wraps, and double wraps step up progressively. Full hurricane straps — properly installed metal connectors anchoring the roof structure to the wall framing — earn the best rating and the highest discounts. After Ian, many Fort Myers homeowners had repairs or rebuilds done. If you've had roof work since the storm, your connection type may have changed, and an updated inspection could reflect that.

Roof shape. Hip roofs — where all sides slope down to the walls — perform significantly better in high winds than gable roofs. We document the geometry accurately so you get every credit you qualify for.

Opening protections. Impact-rated windows and doors, or properly installed hurricane shutters, are a major factor in both wind performance and insurance pricing. Homes with no opening protection carry the highest premiums. If you've added shutters or impact glass since your last inspection, it's worth getting a new report.

How Much Can You Save?

It varies depending on your home and your carrier, but homeowners in Fort Myers and Southwest Florida routinely save anywhere from a few hundred dollars to well over $500 per year after submitting a wind mitigation report. In some cases — particularly homes with strong roof connections, hip roofs, and impact windows — the savings are even more substantial.

The report is valid for five years. One inspection, five years of savings. When you do the math, it's one of the best returns on investment a homeowner can make.

Why Fort Myers FL Homeowners Should Schedule a Wind Mitigation Inspection Before June

If your home had roof work, repairs, or reconstruction after Hurricane Ian, there's a real chance your wind mitigation credentials have changed — possibly for the better. New roofing systems, updated connections, and impact window replacements all affect your rating. If your report predates the storm or the repairs, it may not reflect what your home actually looks like now.

We've helped many Fort Myers and Cape Coral homeowners update their wind mitigation reports after Ian-related work and secure lower premiums meaningfully as a result. If that applies to you, it's worth a call.

Don't Forget the 4-Point Inspection

For homes over a certain age — typically 25 to 30 years, depending on the insurer — many Florida carriers require a 4-point inspection before issuing or renewing a policy. The 4-point covers the roof, electrical, plumbing, and HVAC systems. We offer both wind mitigation and 4-point inspections, and we frequently do them together at the same visit. It saves you time and typically costs less than scheduling them separately.

With so much of Fort Myers' housing stock being older homes, many homeowners need both. Ask us about bundling when you reach out.
